Floating Vanity Pros and Cons
The Trade-Off in One Sentence

A floating vanity buys visual space and cleaning access, and pays for it with wall dependency and reduced lower storage. Everything below is that sentence in detail.
Which side of the trade you land on is decided by the room, not by taste. A new-build hotel bathroom with a blockwork wall and a wall-level drain makes the decision easy. A 1990s apartment renovation with a floor-level waste and unknown partitions makes it expensive.
Pro: The Room Reads Larger

Unbroken floor tile makes the eye read the full floor area. In small bathrooms this is the most reliable perceptual gain available for the money, and it is why the format dominates contemporary residential and hospitality ranges.
It is worth being precise with clients: the room does not gain a square centimetre. The cabinet footprint in plan is unchanged. What changes is how the finished room reads and photographs.
Pro: Cleaning and Leak Visibility

Housekeeping passes under the cabinet in one movement. There is no plinth recess collecting dust and water, and there is no sealed base for a slow trap leak to rot from the inside. For an operator turning rooms daily, this is usually the argument that carries.
The gain depends on the installed clearance being generous enough to actually admit a mop head. Specify the clearance; do not leave it to the installer's judgement on the day.
Pro: Height Is a Project Decision

The installer sets the finished height, so one approved cabinet can serve several room types and user profiles. For a buyer running a multi-room schedule this reduces the number of SKUs that have to be carried, approved and stocked.
Con: The Wall Decides

A cabinet with no legs puts its entire configured weight, plus a forward rotating force, into the wall. Solid masonry is straightforward. A stud wall needs blocking built in before boarding. A stud wall already tiled over, with no record of what is behind it, is the case that ruins programs.
This is a genuine constraint, not a formality. Where the wall cannot be verified or reinforced, a floor-standing cabinet is the better commercial call and should be recommended as such.
Con: Plumbing Must Come Through the Wall

The open floor beneath the cabinet leaves nowhere to hide a floor-level waste. The drain has to exit through the wall and the trap has to live inside the carcase, where it competes with the drawer box for space.
On new build this costs nothing provided the rough-in follows the approved drawing. On renovation it can mean opening a wall, and that cost should be in the quotation before the buyer commits, not discovered on site.
Con: Lower Storage Is Given Up

On equal width, a suspended cabinet holds less than a floor-standing one because it surrenders its lowest volume. The mitigation is to plan capacity vertically — mirror cabinet, tall side unit, open shelf — which usually recovers the total and places it better.
The mitigation only works if it is planned at specification stage. Sold as a bare cabinet with a promise of 'plenty of storage', it will disappoint the end user.

Work through the room, in this order. Most specifications resolve themselves by the third question.

- Where does the drain leave — wall or floor?
- Is this new build or renovation, and who pays for moving services?
- What storage does the end user actually need, and can it go vertical?
- Is the finished height being set for a specific user or a general standard?
- Who is responsible for fixing, and for making good if the wall needs opening?
