Designing for a Small Bathroom

In an apartment bathroom, depth is the dimension that hurts. A 21-inch cabinet in a room 1600 mm across leaves noticeably less circulation than an 18-inch one, and in daily use that difference is felt every time someone turns around.
Wall-hung cabinets do more for a small bathroom than any other single decision. The continuous floor makes the room read larger, it can be cleaned in one pass, and the mounting height can be set to suit the tenant profile. The requirement is a wall that can carry the load, which in new construction is simply a matter of specifying the backing before the wall is closed.
For the basin, a single integrated bowl on a made-to-size top usually beats a standard top with fillers at each end. It removes the gaps, gives more usable counter, and reads as deliberate rather than as something fitted into a leftover space.

Using Repetition Properly

Repetition is the apartment project's biggest advantage and it is routinely wasted by treating a multi-unit order like a large residential one.
Because every room is the same, a single drawing can be resolved thoroughly once: drawer boxes designed around the actual trap, tap position set from the real spout reach, top made to the exact wall-to-wall dimension. That effort is amortized across every unit in the building, which means it costs almost nothing per room and eliminates a site problem hundreds of times over.
It also means a physical prototype is worth building. One completed room, installed and reviewed before the main production release, catches the errors that would otherwise be repeated across the whole project. It is the cheapest quality control available on a repeat order and it is skipped surprisingly often.

Delivery, Storage and Sequencing

On a multi-unit site the product is only half the problem. Several hundred cabinets have to arrive at the right time, be stored somewhere dry, and reach the right floors without damage.
Delivery sequencing should follow the construction program by floor or by block, not arrive as one container that has to be stored somewhere. Site storage in a building that is not yet weathertight will damage cabinets before they are installed, and that damage will be reported as a supply defect.
Carton labeling by unit number is the single highest-value packing decision. It turns a delivery into a distribution and removes the need to open cartons to identify contents. And carton dimensions, not product dimensions, should be checked against the lift and the corridor turns before the first container ships.

Handover and the Ten Years After

For a build-to-rent or managed development, the specification decision is really a maintenance decision, because the developer carries the consequences rather than passing them to a buyer.
Three things at handover reduce that cost substantially. A retained set of spares, matched to the original batch, so a damaged unit is replaced same-day with something that matches. The finish specification and correct abrasive grades, so repairs are made properly rather than with whatever is in the cupboard. And a written care note for tenants or housekeeping, because most finish damage comes from cleaning products rather than from use.
None of these are expensive. All of them are much harder to arrange after the project team has dispersed.
