Designing for Real Hotel Use

The failures reported in hotel bathrooms are predictable and repetitive, which makes them easy to design against.
Suitcases and cleaning trolleys hit plinths and cabinet corners. Wet towels sit on countertops and against cabinet fronts. Hair tools are set down hot. Hair dye and cosmetics stain surfaces. Doors and drawers are opened harder and more often than in a home, and closed by being pushed rather than guided.
Design responses follow directly: a recessed plinth or a wall-hung cabinet so trolleys pass beneath, a small radius on every exposed edge, a surface that tolerates heat and stains and can be repaired if it does not, and hardware rated for a duty cycle far above domestic use.

Maintainability Over Hardness

This is the specification principle that most distinguishes hospitality from residential work, and it is counterintuitive.
In a hotel, damage is not a possibility to be resisted; it is a certainty to be planned for. That reframes the material choice. A very hard surface that resists marking but cannot be repaired means that when it is finally damaged, the room is out of service and the component is replaced. A slightly softer surface that a maintenance technician can abrade and polish back in twenty minutes means the room is available the same evening.
This is why solid surface dominates hospitality bathroom specification. Damage is repairable in place with ordinary abrasive pads, and an integrated basin removes the joint that would otherwise be the first thing to fail under heavy use.
The corollary is that the maintenance team needs the finish specification and the right abrasive grades from day one. That is a two-line handover document that prevents years of poor repairs.

Consistency Across Rooms and Years

A hotel is a repeat product, and the risk in a repeat product is variation.
Colored and patterned materials vary between production batches. Timber varies between trees. Hardware ranges are discontinued. All three produce the same outcome: room 412 does not match room 411, or the unit installed after a leak in year three visibly differs from the rest of the floor.
The controls are contractual and they cost nothing if agreed at the start. Produce the order from a single batch where quantity allows. Approve a signed physical reference sample and keep it at the property. Order spares at the same time as the main order. And agree in writing what variation is acceptable, so a later judgement has a reference.
For phased projects, expect batch differences between phases and decide in advance whether to accept them or to reserve material for later phases.

Hotel orders fail on coordination far more often than on product quality. These documents are what prevent it.
A room-type schedule mapping every room number to an approved configuration, so nobody guesses on site. An approved drawing per room type, showing dimensions, service positions and the drawer layout resolved against the plumbing. An itemized component list defining supply scope unit by unit, so it is clear whether taps, mirrors and wastes are included. And carton and labeling information, because a hotel receives hundreds of boxes and needs to route them to floors without opening them.
That last point is underrated. Cartons labeled by room number rather than by product code turn a delivery into a distribution, and save days of site labor.
