Services Set Without Reference to the Cabinet

This is the most common vanity defect by a wide margin. The plumber sets the waste and supplies at a standard height and position, the cabinet arrives with full-depth drawers, and the two occupy the same space.
The outcome is a drawer notched on site with a jigsaw, a drawer shortened, or a drawer replaced with a cupboard. All three read as a defect in the furniture, and none of them are.
Prevention takes one email. Send the waste and supply positions, as horizontal and vertical dimensions from a fixed corner, with the enquiry. A supplier who has them will design the drawer boxes around them, usually as a U-shaped top drawer, and the problem disappears at the factory instead of appearing on site.
For repeat rooms this is worth resolving once and applying everywhere, because the same clash otherwise repeats in every bathroom in the building.

Glass and Tops Measured Before Tiling

Tile and adhesive commonly take 12 to 20 mm off each wall, and not evenly. A shower enclosure or a made-to-size countertop measured from the bare substrate will be too big, and neither can be trimmed.
Toughened glass in particular cannot be cut, drilled or notched after tempering. A panel that arrives oversized is scrap, and the replacement is a full production and shipping cycle. Solid surface tops can be adjusted slightly but not usefully.
The tension is real: the enclosure has a lead time and the tiling is late in the program, so measuring at the correct moment compresses the schedule. That is a planning problem to solve deliberately rather than by measuring early and hoping.
Where the schedule genuinely cannot allow it, choose a configuration with adjustment built in. A framed or semi-frameless enclosure absorbs 10 to 20 mm through its wall profile; a frameless one absorbs almost nothing.

Wall Backing Omitted

A wall-hung vanity carries the cabinet, its contents, the top, the basin, the water in it and whoever leans on it. Plasterboard alone will not hold that, and no fixing turns plasterboard into structure.
The backing, whether noggins between studs or a continuous plate, has to be installed before the wall is boarded. Which means the decision to hang the vanity has to be made during first fix, weeks before anyone chooses a vanity.
The failure is discovered at installation, when the wall is tiled and the only remedies are to open the wall or to change to a floor-standing unit. Both are worse than a five-minute conversation during first fix.
The same applies to wall-hung toilets, which need a carrier frame, and to heavy mirror cabinets.

Floor Falls Built Without Checking Direction

A shower floor that falls toward the entry will push water out of the shower no matter how well the enclosure is made and sealed. It is then reported as a leaking enclosure, and the enclosure is inspected, adjusted and sometimes replaced without addressing the cause.
The related error is a fall that is too shallow to move water at all, leaving standing water that discolours grout and eventually finds the weakest joint.
Both are prevented by putting the fall direction and gradient on the drawing and checking it before tiling. In a wet room this matters more, because there is no tray upstand to contain a mistake.
A third, quieter version: a shower head aimed directly at the door opening. No seal corrects that either, and it costs nothing to reposition on a drawing.

Sealing Before Testing

This is the smallest error on the list and the most avoidable. Sealant is applied around a vanity top and a bath, the water is turned on, a waste connection weeps, and the sealant has to be cut out to reach it.
The second attempt is never as clean as the first, because the surfaces now carry silicone residue that has to be removed completely before a new bead will adhere.
The correct sequence is: connect, test under a full fixture rather than a running tap, adjust anything that leaks, and only then seal. A slow waste leak shows under a full head of water and does not show under a trickle.
The related sequencing error is packing or stacking cabinets before the finish has cured, which leaves imprints that do not lift. That one happens at the factory rather than on site, but it arrives as a site problem.
